The highest sale price achieved so far this year was for $2,050,000. in April. With 367 active and 102 sold in July, that suggests a 3 & 1/2 month supply of homes.

There have been 32 sales since April, with the average selling price being $764,937. The lowest sale price achieved so far this year was for $415,000. in May. The highest sale price achieved so far this year was for $1,550,000. in May. With 13 active and 6 sold in July, that suggests a 2 month supply of homes.

What do I find interesting in all of this?
1.The best opportunity for buyers right now would seem to be in the Capitol Hill area, where there is an almost 8-month supply of homes.
2. The best opportunity for sellers right now would seem to be the Central Park, Burnaby Hospital and Vancouver Heights areas, where the supply of current inventory is around 2 months.
3. Of the 6 areas surveyed, the Garden Village area has achieved the highest average selling price since April.
4. Of the 6 areas surveyed, Willingdon Heights has achieved the lowest average selling price since April.
5. Capitol Hill and Vancouver Heights have accounted for virtually the same number of sold homes since April (31 vs. 32), but Capitol Hill currently has almost twice as many homes for sale. Buyers can be looking to Capitol Hill for opportunities, sellers to Vancouver Heights.
